It is almost impossible to express how deliriously wonderful it is to stay in Casa Konomi, a luxurious 5300', 4 bedrooms, 4.5 bath villa. It is its own vacation resort in the heart of Akumal, MX. Casa Konomi is conveniently situated between Half Moon Bay and Yalku Lagoon. It is an easy walk to the sandy beach or the lagoon, both being prime snorkeling spots. The location gives guests the unusual opportunity to be secluded by lush gardens, creating a private escape unlike any other rental home in the area. Every minute of the day is spent with the tranquil sound of breaking waves from the ocean waters surrounding the peninsula the home sits on. The owners like to update it every year, so many guests return time after time as they know the villa improves with age! The Mercure party returned in February and said: "The house is better than ever!"
There are three large en-suite bedrooms in this 5,360 sq. ft. villa, plus a new extra bedroom on the 2nd floor. Located on the top floor of the villa, the floral style master bedroom suite is called Blue Lagoon. Also on the second floor is another bright and airy bedroom suite, Mapumalanga ("the setting sun") with a delightful jungle. The third spacious garden bedroom suite, Shangri-La (it can be rented alone as a "bungalow" in the low seasons) is on the main level. The 3 main bedrooms all have two entrances, one leading to a veranda, another to the inside of the villa and en suite bathrooms. The 4th air-conditioned bedroom opens to the 2nd-floor foyer.
Casa Konomi has an amazing attention to detail, from the monkeys carved into the building's decorative architecture, to the many stained glass windows featured throughout the house. The living room and dining room have been carefully thought out with no cost spared for aesthetic themes. The striking rooftop terrace offers amazing vistas of the sea, the jungle, and the lagoon. Enjoy an evening filled with stars from this top floor retreat.
Everything needed for a perfect stay is on hand and the staff is at your service to help. Quite unusual to rental homes, there is a fully equipped laundry room with a washer, dryer and plenty of cleaning products. For a small additional fee and with some notice, the caretaker can often arrange for a cook for a special meal at the house or a Mayan Tour. Leave the bulky beach towels at home, Casa Konomi will provide as many beach towels as needed, as well as coolers, hats and more. The home is equipped with a safe for valuables.
Every bedroom has air conditioning as well as fans. Each has a large walk-in closet. The bathrooms are spacious and spectacular. The spacious kitchen is equipped with two refrigerators, a state of the art stove, granite countertop, a full-size microwave, a gourmet coffee machine and more.
Three flat-screen TVs give choices to guests, one in the living room and others in bedrooms. There are plenty of DVDs, CDs and games for your enjoyment, as well as DISH TV if all you want is the surround sound of music playing while you fall asleep beside the pool. Wireless internet is available in Casa Konomi so please remember to bring your laptop so you can send home photos daily to make friends and family green with envy. The owners offer free calling for their guests to the US and Canada.
The pool is newly refurbished. BBQ and outdoor furniture are all updated. The house is even better than before and it was perfect, to begin with - like every 6 months it gets a minor remodel! Unique to this villa, the owner provides a complimentary golf cart and a handful of basic bikes to help make getting around Akumal easy and quick.
The staff is there to take care of you. The grounds are impeccable. Outdoor covered dining next to the cascading waterfall into the lit pool at night makes for many memorable meals when dining in. This villa is a Caribbean Fantasy return client favorite.
Look no further, there is nowhere else where you will feel the life being breathed back into you like at Casa Konomi. This is a place for rest and relaxation, a resort in itself, an oasis in paradise.

Beautiful, spacious, and a bit of paradise and relaxation
Casa Konami is an absolutely beautiful villa with Mexican art throughout; its a truly beautiful home with everything you could possibly need during your stay, nothing is forgotten to make your stay as wonderful as possible. The kitchen is fully equipped with everything you could possibly need, and those that love to BBQ, a perfect outdoor built in BBQ. The kitchen also has too full size refrigerators for large groups. The bedrooms are perfect, all with the exception of one has an on-suite bathroom, the bedrooms are large and all with very comfortable beds. It's truly a home away from home. The outside area was the best, covered dining area for outdoor eating. The outside area has a wonderful pool with a nice tranquil flowing waterfall. We spent more time in the outdoor area than anywhere in the villa, which also has an awesome rooftop deck for all the privcacy you could ask for, with covered palapa as well. The pool area has spaces for both those that love to tan and those that prefer shade under the many palm trees. The outdoor area is perfectly amazing. I almost forgot, the golf cart was a real treat as well, to run the the store or run into town, much better than having to load up in the car; quick and easy. I can say not many villas have their own golf cart which made it a real teat. There is so much about the villa we loved I could go one, but there is only so much available space in this review.
Communication with the rental company was outstanding; they are courteous, and quick to respond to any and all questions you might have. They provide so much information about the villa, the area, things to do, resturaunts, places to visit and even discounts to several places in the local area. Lastly, but certainly not least; Lucio and Silvia were very kind and kept the villa tidy, everyday. They take very good care of the villa and the grounds. Theyre very thoughtful and happy to help you with any questions or recommendations during your stay. We will without a doubt be returning to Casa Konami next year. Thank you all for a wonderful stay.

We had a lovely time at Casa Konomi. Sylvia and Lucio are so helpful and a lovely addition.
We were there as a family of 4 with 1yr old twins plus my mother and brother. We could have fit a lot more of us in the house as it's huge! Sylvia kept the house spic and span every day.
The golf cart was an essential piece of kit and we were so grateful for it. Akumal is a lovely area with lots to do. Just so annoyed that we completely forgot about the discount card until we'd left (would've saved a fortune! doh!)
The lagoon is fantastic, like swimming in an aquarium.
The house has everything you could need, and is very comfortable.
The only negative thing I would say is that it doesn't have any quick access to the beach. I had assumed that being on a peninsula we could just walk to the beach from the house, but it turns out all the beach area is private belonging to houses in the area and you have to drive the cart 10 minutes to the public beach which costs 100pesos per person. it just made things a little bit harder with baby twins in tow, but the beach was beautiful.
Would thoroughly recommend the restaurant in the hotel Que Onda around the corner, fantastic Italian food and cheaper cocktails than in town!
We were a group of nine friends and all loved Casa Konomi!
Lucio and Sylvia made our stay - they were wonderful and went above and beyond to ensure we had everything we needed and enjoyed ourselves.
The house was immaculate and well laid out for the most part. We didn't have the best weather but made the most of it and still enjoyed the outdoor space most of the time. On the hot sunny days the pool and rooftop were well enjoyed.
We used Daveed Chef Services for a few meals and also highly recommend their services - so much food, each meal was enough for a lunch and dinner.
We also had Lucio find us a local massage therapist who came in and set up for the afternoon providing massages outside on the balcony for a number of us.
The location was great, we liked being just off the beach as a shelter from the wind and thoroughly enjoyed driving around town in the golf cart and bikes included with the property.
A great time had by all and would definitely recommend Casa Konomi!
Fantastic stay for our family, with kids ages 3 - 15. We loved the pool and the beautiful house. Sylvia, Lucio, and Abraham were amazing, felt like they were family by the end of the week! Sylvia cooked two delicious meals for our us; these were by far the best meals we had in Akumal. Riding into town on the golf-cart and bikes is a treasured memory for all of us. Can't wait to go back next year!
Fully equipped house with great staff
My family and I stayed at Casa Konomi for 9 days. Beds were super comfortable and house was fully equipped with dishes, containers, utensils. Sylvia and Lucio were pleasant and kept the house and grounds in great shape. (Although I was never able to reach Lucio by cell phone provided from the travel agency. I think it changed and then he told me he has no reception where he lives. Sylvia gave me a different number that also didnt work so that needs double checking). The house is a 2 minute walk to Yal Ku Lagoon which we thoroughly enjoyed and pool was big enough to swim small laps in.
Unfortunately, house takes 15 minutes to get to house from entrance of Akumal, which adds 15 minutes to every destination ( technically 30 minutes to Tulum and 45 minutes to Playa del Carmen). Public beach that I drove golf cart to opens at 9am and charges 200 pesos. A few things that were not mentioned in house description is that there is no airconditioning in the living, dining room and kitchen which was pretty uncomfortable and almost a deal breaker for us. We had to keep moving fans into the living and dining areas as the mosquitoes were pretty aggressive outside. House has a lot of clutter/decor and needs some updating (I.e. screens for more windows and doors, shower areas) We did enjoy the house overall and really appreciated the pleasant staff.
As always we hate to leave that little slice of paradise and return to reality but all of us from the 8 year olds, 20 and 30 somethings and us grandparents always have the best time in Akumal. This area is so special we actually made it to Yal Ku and I lost count the number of tropical fish we saw plus turtles and sting rays it was so refreshing to snorkel in the clear water of the lagoon.
The house was just as we remembered from the previous year with new additions of the refrigerators, new bikes, new golf cart with headlight. The owners take pride in their house and make sure guests are well taken care of by Lucio, Sylvia and Abraham. The new palapa in the roof where we could watch the sunrise and sunset and sit when it rained a little which was amazing to watch. I could go on and on about Akumal and this house but anyone who visits once will go again. It is never soon enough to return but we will, thank you again for taking care of us the booking process was seamless.

This is a beautiful property.
Our stay was great. This is a beautiful property that sits very close to the ocean and a lagoon that is great for the whole family to snorkel in. The home has a well kept pool, bikes, and plenty of room for a large family. The care taker and house keeper were both very kind, gracious and attended to our needs in a very timely manner. I have stayed in this home twice now and consider it my home while in Akumal.
A bit of paradise away from home
Casa Konomi was a beautiful place for our stay for 7 people covering three generations. The home has just about everything you could possibly imagine. A beautiful pool with hammocks and comfortable seats surrounding, a cabana where all of us ate breakfast and lunch each day, a kitchen with state of the art appliances including two huge fridge/freezer combos. The roof was a place of quiet and solitude to relax and look at the stars in the evening. An ice maker which had a huge vat of ice which was well used multiple times/day. Coolers and beach towels. AC in the bedrooms, fans in the other spaces. WiFi was strong enough that it covered multiple devices at once. There was enough space that we could spread out and still have privacy. Within walking distance of YalKu (with the ability to come and go to snorkel) We left when the tours came and returned later in the day and it was almost empty. Lucio and Sylvia did a wonderful job of keeping the yard and house immaculate. The house laws fabulous with extraordinary attention to decorating.
If you go (which I recommend), be aware that you dont always have phone access. It wasnt a problem for us as our phone plans covered Mexico and we used our personal phones. Be aware that the BBQ is not gas, it is charcoal and you would need to provide your own. The oven is gas and you need to lift the glass stovetop cover in order to make it work. You have access to the washer and dryer a few times/week in the morning, you have to provide liquid soap to use it. Lucio leaves Saturday afternoon. For those who arrive on the weekend after Lucio and Sylvia depart (as we did), it would be helpful to have some written instructions of how to use the appliances. There were cats outside on the premises, however they didnt bother us and we have some significant allergies to cats.

Great place for a family reunion
My family and I stated at this beautiful guest house for a full week and loved every day of it. The place is amazing, has every convenience and a very friendly and helpful staff. The location is great, right next to a great snorkeling park, beaches and delicious restaurants (Buena Vida!). It is also 15 to 30 minutes from all sorts of great spots without being in all the bustle of Playa del Carmen or Tulum. Akumal is a great little tourist town. Really good communication also made the stay easy and convenient. I highly recommend this rental.
Beautiful house and great staff
The house was even more spacious than the photos suggest. It was also immaculate. The kitchen was fully equipped and furniture was in excellent condition. The golf cart and cruiser bikes were a big plus for getting around locally. We enjoyed the pool and morning coffee on the rooftop deck, watching and listening to the birds in the neighborhood. Lucio and Sylvia were wonderful. Don't miss snorkeling in the lagoon just 2 blocks away. It was worth the $14 (US) admission charge. (I suggest going early in the day before water gets churned up and to avoid crowds.)

From the staff to the ice maker, Casa Konami provided more than was needed to facilitate an amazing vacation! We would definitely return!
We loved our stay. Great location to use as home base for exploring Riviera Maya. It was very hot a/c worked great in the evenings but during the day you need to be aware that it's hot. Pool was nice for cooling off, and definitely good spots for snorkeling nearby. We ate at la Buena vida at least 3 times! Thanks to Sylvia for the home cooked meal and Lucio for all the help. Highly recommend.
The owners have thought of everything at Casa Konomi. First off the driving directions I hand wrote them at the airport just in case our phones didn't work and even though they did end up working I used the written directions and drove right to the home.
As we came around the last turn we were greeted by a smiling Lucio and security Abram (sp) he did not have to come back but he did and showed us around a home he is clearly proud of, thank you so much Lucio for everything all of the locale information, showing us the best Cenotes (and how to say that word) for all of the best places to see the turtles and all of us did.
This place is magical and the Maya people could not be more helpful or friendly, the owners have the cream of the crop in all the staff.
Sylvia was a gem she was mad I washed some dishes as I am not used to being spoiled but that is what she does. Thank you for the most wonderful birthday dinner for our grandson my husband is still raving about the chile rellanos they were unbelievable and you took care of carnivore and our vegan half too. It was nice meeting your daughter Camilla.
I am counting the days until we return I don't care if the owners replace the golf cart we liked it was used because there are a lot of speed bumps. We rode the bikes, we sat up on the roof for sunrise, sunset, we had rain and sun but always returned to eat outside and swim in the wonderful pool under the palm trees in this little piece of paradise. No one in our group cares it is not right on the ocean you can walk in 2 directions and be at the lagoon or the bay in 5 minutes or less, we appreciated the privacy and shade.

Everything was beyond our expectations - 5 star!
Great place for people who don't mind a few minutes walk to the beach,lagoon or restaurant. The staff the best. The cleanliness beyond. The staff so helpful and available 9-1 everyday. Just walking around the house for a week...I kept finding new artistic touches in every corner. Comfort and king sized beds, great home made meals, pool and rooftop lounging.

Villa Casa Konomi April 23rd-30th. I do not know where to even begin to tell you about the most amazing place in the Riviera Maya. As you know this is a 4 bedroom 4.5 bath villa. It is its own vacation resort in the heart of Akumal, MX. My wife, myself, my 16 year old daughter, and 15 year old son had a vacation of a lifetime. I can also promise you this will not be our last trip to Casa Konomi.
The bedrooms are lavish, they are all well-appointed and decorated like a home of the rich and famous. We have stayed at vacation rentals all over the world and none even compare to Casa Konomi. Each bedroom is air conditioned, we only ran the air conditioners in the evening and they literally could freeze you out. The bathrooms look like an HGTV episode of bathroom renovations&they are simply something you have to see and experience. TVs with satellite TV are in every bedroom along with a DVD player which is nice to stay up on the world. The beds are perhaps the nicest we have slept on, including our own beds at home. My kids commented about how comfortable and wonderful the beds, and bedding were.
The living area, downstairs, which includes the formal dining room, kitchen, living room, and laundry area. If I start in the laundry area (that has a ŭ bath in it) it is tiled which is great for those sandy feet youre going to have. We used the washer and dryer and they both were in great working order. The kitchen is beautiful with everything from 2 coffee makers, to purified water, to a huge refrigerator, to beautiful granite counters. Possibly the best part is that Sylvia cleans these areas for you EVERYDAY! The living room is huge with a very large flat screen TV. There is a huge double doors in the living room that open to the incredible outside part of this Villa. The breezes it brought in the house in the morning and evenings were to die for. The formal dining room looks like someone has staged a home for a million dollar mansion.
The upper level (2nd level) has a walk out from the rooms to a veranda or wrap around porch. There is seating for a quiet cup of coffee, or an evening star gaze. It is something that I cannot describe in words it is breathtaking. The birds, the jungle, and the roar of the not so distant beach is amazing.
The 3rd level was perhaps a favorite of my family. There is a huge living area up there to gaze at the stars every night. The cold tub which is a fully functional hot tub was the perfect end to perfect days. We were lucky enough to have a full moon while we were there and the images will be with me forever. There is lounge chairs, and really just a HUGE area.
Then comes the outside living area of the villa. The pool was used every day in the morning, after a day at the beach, or as a mid-day break from the beach. The pool is large, beautiful, and immaculately kept by Lucio. There is a hammock, lounge chairs, 2 beautiful hammocks on a stand, and my favorite part a sitting ledge in the pool to sit and have a cold one of your choice. The flora in the outside area is breathtaking, beautiful trees, plants, and flowers. There is also a large charcoal grill if you are so inclined to use it. There is also a Tiki Dining Area right by the pool with a table, ceiling fan and everything for an outdoor dining experience.
The golf cart was used every day by our family and was a favorite of our teenagers! Lucio, the groundskeeper was a wealth of information and helped us to plan every single day of our stay. He provided us Cenotes to go to, the ruins in Coba, the ruins in Tulum, and our favorite the semi-private beach of Xpu-Ha. He took as much pride in our having an enjoyable day as we did. Sylvia had salsa and guacamole waiting for us upon our arrival. Even though we chose to eat out every day, we were told by several locals that her cooking is to die for!
The price of the villa was amazing, the staff was amazing, Caribbean Fantasy kept us in the loop on everything from arrival to departure! If there is a better place to stay in the Riviera Maya I would have to see it to believe it. We will be going back, and bringing our entire extended family next time

My husband & I have been fortunate enough to experience "living the dream" at Casa Konomi on multiple occasions. Every detail is thought out by the owners, who are professional property managers in Maryland. They KNOW their business and they anticipate EVERY item that a guest might need or want. Bikes to ride? Check. Golf cart to get around Akumal (and save lots of money on rental car!)? Check. On site manager that speaks English and will attend to YOUR every need? Check. Each year when they visit, they update & often remodel almost every room in the house - so everything is NEW, FRESH and MODERN. They spare no expense for their guests' comfort & have included everything to make them comfortable & to feel at home. You will never want to leave! All of the bedrooms have plush, comfortable pillow top mattresses that are NEW & flat screen TVs, & 3 of the 4 have ensuite bathrooms. A short walk away is Que Onda restaurant - La Buena Vida is easy to get to by foot, bike or golf cart & "downtown" Akumal is easily accessible by golf carts or bikes, or about a mile walk for those that are more adventurous. Yalku Lagoon is right around the corner & Half Moon Bay can be viewed from the rooftop deck area. This home is one that you will dream about long after your vacation has ended & you will be counting down the days until you return. The owners are friends with many of the locals that live in the neighborhood, so don't be surprised to be stopped by some of them while they are walking their dogs & welcomed warmly - they recognize the golf cart with its distinguishable fabric seats that match the patio furniture! The owners are also animal lovers & help area rescue groups. :) Once you visit here, it becomes a part of you.

Akumel is a beautiful seaside village. The drive from Cancun to Akumel very easy. Staff at Konomi excellent. Be sure to ask for a home cooked meal; fantastic. Home met everyone's expectation; roomy, beautiful, outside area perfect.

A single word...REMARKABLE
We were three generations, twelve people in all, and Casa Konomi gracefully absorbed us with beauty and ease. This was our second stay at this very special home in this very special region of Mexico. As with our first stay, Lucio made us feel right at home, and Silvia always kept the place sparking clean. The bicycles connected us to all the nearby sites and beaches, and the pool was both an oasis of serenity and a source of exercise. The value of what we as guests are offered is immediately apparent. We did a lot of research before deciding on Casa Konomi for both of our stays, and the owners truly have made it a wonderful deal for the traveler. The experience will remain with us always, as will the friendships that we made in Akumal, and this is what traveling offers us. This was our second stay at the wonderful Casa Konomi. We brought our 3 teens with us as well. The property was well kept and just as described. The property is beautiful! Lucio was always available and trustworthy. There was lots of local security to help us feel safe on the property and in town. He gave us many wonderful tips on local cenote's and ruins. He kept the bicycles ready for us. The golf cart was so much fun on the local roads. We were again treated to wonderful snorkling on the Akumal local beaches. The sea turtles were lazily dining on the sea grass. We will definitely be back to Casa Konomi!

An excellent vacation home!
Casa Konomi is better than the description! The house is in a secluded, quiet area. All of the rooms are spacious and the roof terrace and garden/pool area are immensely enjoyable. The house comes with staff, a groundskeeper/manager and housekeeper who are very friendly and accomodating. Parking is easy and the available golf cart for guests makes short trips around the village more fun than riding around in a car.
Every aspect of our stay in Casa Konomi was pleasant and we enjoyed every amenity we could have wanted. If you plan to visit Akumal, give serious consideration to staying at Casa Konomi.
When you walk through the gate, you feel like its the only place in Akumal. The thatched palapa, natural wood columns, crystal blue pool and immaculate landscaping give it a fairy tale feel. The house itself is a work of art, with stained glass and inlaid tile is almost every room. The bedrooms with private baths are very large with comfortable mattresses, huge closets and frigid AC. You won't want to leave the Master bedroom but when you do a screen door leads to a thatched wrap around deck that overlooks the pool. The bathroom is very large with many windows and an enormous walk in shower. The kitchen has every amenity. There is a free US phone line, a golf cart to cruise around town and lots of bikes. The staff make you feel like family. The house is kept spotlessly clean.
The pool is breathtaking, especially when the waterfall comes on and the night lights twinkle from the trees. There are over a dozen comfortable places to linger around the pool. For a sea change, climb the stairs to the rooftop terrace for cool breezes and ocean views. It's the perfect place to sunbath and watch the sunset. There is even a cool/hot tub to immerse yourself in.
We have stayed in Casa Konomi many times and wouldn't consider another property in this area. It is the perfect vacation home.

We just spent 7 days at this beautiful "compound" and everything was absolutely wonderful - the pictures do not do it justice. We came as a group of 9 with the youngest at 9 and the oldest at 72. We had 3 young girls on the trip and we always felt safe. We walked down the street one evening for dinner and often took the gold cart to dinner or the beach. The snorkeling was great with multiple turtle encounters on every trip. We also visited Cabo, Xcaret, Tulum, and Puerto Adventura for the Dolphin Discovery. All three generations will remember this fantastic vacation/experience for the rest of our lives.

I just wanted to touch base and give you some feedback regarding our trip to Akumal and Casa Konomi!
First off, we loved the Casa. It was immaculate as you had stated. Beautiful and very relaxing with lots of room for us to spread out.
There were, however, a few problems that we believe are worth noting. We did not find the keys until Lucio arrived on Monday, which meant we could not use the golf cart until then. There was also a power outage which lasted almost one full day.
I realize that some of these things were beyond anyoneŭs control at the time but were an inconvenience to us.
Lucio and Maria were very friendly and helpful for the time that we were there.

There are really no words to describe the beauty of this property. The home and grounds are immaculate, gorgeous, and there is something to see in every nook and cranny. Being in Akumal is wonderful, but staying at this fabulous home is the icing on the cake. We have vacationed at Casa Konomi for 3 years and look forward to many more in the future. This incredible place is truly paradise. Oh, and the owners, housekeeper, and caretaker are super nice and wonderful to deal with!

We really enjoyed our eleven day stay at Casa Konomi What a wonderful place! Don't know what more you could ask for in a vacation home.Konomi has immaculate and nicely decorated rooms,beautiful grounds with a great pool,a super kitchen if you want to cook,and plenty of room to spread out.We can't say enough good things about the staff.Maria,the housekeeper,not only keeps Konomi spotless, she is also a great cook. She agreed to cook a Mayan dinner for us one evening, and it was outstanding. What a lovely lady! Lucio, the caretaker is awesome! He does everything to keep Konomi running smoothly. He also saved me when I put a very noticeable dent in our rental car. I was dreading what would take place when I returned it. Lucio saw it and told me he would fix it. He did! Popped it out Mayan style and you couldn't even tell it had been damaged! Saved me big bucks.But a car rental is a good idea. There is so much to see and do in the area. There are world class beaches,cenotes,Mayan ruins,theme parks, restaurants, beach bars,snorkeling, diving, and fishing. We were never bored or wanting for something to do.We would love to return to Konomi and give it our sincere recommendation.Looks like we agree with the other reviewers.

Our holiday was so wonderful due to our stay at Casa Konomi.
All six of us loved it and hated leaving it. It was truly perfect in every way. The photos don't do it justice.
Lucio and Maria were great. All was perfect.
I just wanted to mention that Yal Ku is not honouring the passes any longer. They asked us to have the owner contact them. This should be taken off the info material so people are not expecting it.
[CF note: The pass should be honored for at least 4 guests, so we are researching to find out why they did not allow you to use it. Thank you for notifying us of this problem.]
Also, the safe was broken and it looked like it had been broken for a long time. There really should be a useable safe.

One of the great things that we enjoyed which was not mentioned was star gazing from the roof at night!!!!! WOW! Being from the far North, we don't get warm and dark. It's usually cold and dark. :)

"A Piece of Paradise"
How does one describe paradise? Is it a place with wonderful. temperate weather? Is a place with both beautiful jungles and beaches? Is it a home with wonderful amenities? Is it a place with great food? Is it a place with good shopping? Is it a place with great sightseeing opportunities? Is it a place with great entertainment? If one is staying at Casa Konomi, it's a big YES to all of the above. The house exceeded the listing photos and was kept in immaculate condition. We didn't even use the beautiful dining room because we enjoyed eating on the patio palapa so much. We had our morning coffee in one of the conversation areas on the veranda. There are so many nooks and crannies where one can read a book or just cool out in complete privacy. The extravaganza at Xcaret (Mayan/Mexican history and entertainment) was as good as any musical I have paid much more to see. We found wonderful restaurants both in Akumal and in other towns, and the food prices were reasonable. We liked the Mayan Fisherman in Playa del Car, the Tapa Restaurant in Playa del Carmen, La Buena Vida in Akumal, a streetside Chicken restaurant in Tulum. I could go on and on. Try the Mayan Coffee at La Buena Vida - it's a real show. We went on a wonderful tour to a nature preserve with a zip line and cenote. Then on to see the Mayan ruins at Coba. Also went to the ruins at Tulum. Many, many ancient sights nearby. It was a wonderful, relaxing vacation, and I'm looking forward to going back.
A group of 5 of us, ranging in age from 26 to 76, stayed at Casa Konomi in mid December. The house is huge, and we always found something new to marvel at. It is really sort of an oasis of calm and very private, though within easy walking distance to the beach and lagoon (this time of year I would suggest a shortie wetsuit or wetskin if you are going to do a lot of snorkeling). We really enjoyed the rooftop terrace, the wrap around verandas and hamaca palapa area, and the pool area complete with grill. We grilled and ate our meals outside everytime we dined at the house. The kitchen is well stocked, we shopped at Chedraui's in Tulum or Soriana's (good "casa de cambio" in front of this grocery store) near Playa del Carmen. The kids enjoyed the DVD selection that the owners provided and the spacious couches to lounge around on. Lucio is the caretaker (and always has a smile on his face) and will take care of your every need along with Maria, the housekeeper (who cooks a mean Mayan dish) and keeps the place squeaky clean. We rented a car and explored the area, but our tour with Lucio was really the highlight of our trip. We enjoyed many good restaurants in the area including La Buena Vida, La Lunita, and Lol Ha (all in Akumal), Xulam in Playacar, and Tierra Espana in Playa del Carmen. There are many good eateries along the main avenue in Tulum also. Would we stay at Casa Konomi again? Most definitely! Would I recommend it to a friend? Of course, and it is especially great if you have a group because you're not tripping over one another, and you can still have some privacy. We loved it!

A wonderful stay for the entire dozen of us From June 19 to June 24, twelve members of our extended family resided in the beautiful Casa Konomi in Akumal.
The house itself is candy for the eye, tastefully furnished and decorated, and spacious. So much detail is given to the artistic appeal of the home, from the mosaic flooring, to the tiled counter tops, to the nifty selection of paints used on the various walls and ceilings.
However, the greatest asset is Lucio, who keeps the grounds immaculate, and Maria, who keeps the house spotless. The two of them are sincere, energetic, and kind.
Having a double fridge, a huge stove, an outside grill, and FIVE bathrooms allowed for an extended family of twelve to avoid stepping on each other's toes while coexisting under one roof. An outside patio on the roof offered the perfect get-away and provided some breathtaking views of the sea and the jungle to boot. We often used the bicycles that were at our disposal to pedal into the town or to the bay. There is so much more to say, but anyone who goes to Casa Konomi will discover this for him or herself.
Casa Konomi was a great place to spend time with family. Very safe and relaxing. We will be back.

We LOVED staying at Casa Konomi and give it the best reviews. It was better than we ever anticipated and would go back in a second. IF we could, we would love to buy the place and have it for ourselves! We loved Akumal as well, such a mellow, relaxed, beautiful location. We had an awesome vacation this past time staying in your recommended Casa Konomi. We loved every inch of the house!
Lucia and Maria were fabulous. He was extremely helpful and she cooked us a tasty Mayan dinner one night. We hope to return next year. All my friends who stayed at other houses were jealous of our luxurious accommodations. The house was in excellent condition. We really enjoy the golf cart and all of the bicycles.
I give every aspect of Casa Konomi and working with Caribbean Fantasy a 10 rating!

I just got back from Casa Konomi in Akumal. Yes, the property was drop dead gorgeous but the homeowner was awesome. They went out of their way to make this trip perfect for us. I've dealt with a lot of property owners in business and pleasure and I've never been treated better. Their staff were so kind and loving. If you get a chance to rent a lovely home in Akumal I'd like to strongly recommend Casa Konomi. You won't regret it! Robbie
Our family had a great week on our return trip to Casa Konomi this year. Believe it or not the weather was spectacular because some of us like the summer heat & humidity index. Lucio was very good as always and Maria, the new maid/cook outdid herself. You have a real find in her.

Based on the beautiful pictures on the C.F. website we knew that Casa Konomi was a gorgeous home, however, it surpassed our expectations! The garden pool area with our own palapa eating area; the gourmet kitchen with all the amenities that one could ask for on a vacation;the large bedrooms with extreme detail; the beautifully tiled bathrooms; the very large rooftop for sunrise and sunset viewings. Our vacation was a joy and the caretakers Lucio and Leti were amazing; so pleasant and helpful. One of the highlights was going on a day trip to Coba with Lucio as our guide.

Casa Konomi is a fabulous home in Akumal. During the past 20 years we have rented 7 different homes in the Caribbean and in Mexico. Casa Konomi is number 1.
Both Leti and Lucio are warm, charming, friendly and go out of their way to make your guests feel at home. We felt like we were at home during our week as Casa Konomi.
We cannot wait to see them again in June.
Casa Konomi absolutely lived up to the reviews and the recommendation by Carribbean Fantasy. We stayed for 6 nights before Christmas, and it was simply wonderful. Choosing between whether to spend the day and the beautiful beach, pool, or snorkel lagoon was our biggest challenge!

Life can't get much better than spending a week in Akumal at Casa Konomi during the winter, while snow storms are moving across the US Midwest! We were looking for something other than the large resorts in Cancun and this is exactly what we wanted. Our family of four arrived to 80-degree, sunny weather and spent the afternoon swimming in the pool, reading on the porches, and sleeping in the hammock. As the sun set we enjoyed the 360-degree view of the ocean and the jungle from the rooftop and stayed to watch Venus, Mercury, Orion and a thousand stars come out! The huge rooftop patio is one of our favorite parts of the house and we watched sunsets almost every evening, and we took our morning coffee up for a few sunrises as well.
We loved the quiet location and the nearby Yal Ku Lagoon where we snorkeled several times. You get a wrist-band that lets you return to snorkel again on the same day, so we usually went at 9:00AM and returned around 2:00PM. There are lots of sergeant majors, parrotfish, tangs, and a few angelfish. To get to the best spots, be sure to turn left after you enter the lagoon. Our 11-year-old son loved driving us in the Casa Konomi golf cart to the lagoon and to nearby Que Onda Restaurant. While we were snorkeling in Akumal Bay we also saw four large turtles, one of which must have been 3 ŭ feet long.
Lucio and Leti (and all the Mayans around the Yucatan Peninsula) are among the friendliest people anywhere. It was fun for Bart to use the Spanish he learned many years ago in school to converse with Lucio and Leti. We became accustomed to having Leti wash our dishes and do our laundry every day. We only brought a few changes of clothes and it worked out fine. Letis husband is a chef and he made a cake for Beths birthday.
We spent an afternoon at Xpu Ha where we ate a lunch of fresh seafood at a restaurant on the beach, including some delicious shrimp ceviche. On another day we went to Xel Ha where we swam with dolphins, jumped off of a 30-foot high cliff into the lagoon, snorkeled, and successfully walked across part of the lagoon on tightropes.
There are three nearby restaurants that we went to including Que Onda, which served excellent Italian seafood, was reasonably priced, and had a mix of Mexican, European and American visitors. La Lunita was outstanding we dined on the covered patio next to the beach. And during the Wednesday Karaoke Night at La Buena Vida our 16-year-old daughter sang songs, and there was a nice round of applause for all singers, who ranged in age from 6 to 60.
Somehow we managed to find time to play tennis at Las Casita as well as visit the Mayan ruins at Tulum. If you go to Tulum take your bathing suits because the ruins are on a cliff overlooking a beautiful swimming beach with big waves.

I have stayed at this property 2 times. The owners had just
purchased the property on my 1st visit and you could tell they had alot of good
additions going on. My trip was relaxing and I wanted for nothing. My 2nd
visit to Konomi was October 2007 with a few co-workers who had never been to
Konomi before. I could not believe my eyes at all the things that had been
added to the home. There is simply NOTHING lacking. The home is spotlessly
clean and maintained. The staff (Elmy & Lucio) are without a doubt supreme in
their field. They are courteous, warm and accomodating. I spent the early part
of each day on the beautiful beach and the afternoons in the equally beautiful
natural pool right there in the tropical yard. The BBQ is pool side, which made
for easy food preparation. Akumal itself is quaint, beautiful and the people
friendly and helpful.
I plan my next trip to Konomi in Oct.2008 and I can't wait.
I will never stay anywhere else.

Casa Konomi was so great. It was a bit more rainy than we would have liked, but how nice to wake up to rain in the jungle? Lucio took great care of us and having Elmy to clean was pretty fabulous. I just wanted to say that the setting is so perfect. Rain in the jungle in the mornings had us sleeping in. When things cleared off we had 6 great days out of 7.
Lucio and Elmy were unbelievably well attuned to taking care of us/while staying out of our way. We hope we helped them out with gratuities. Lucio could patent that smile of his.
I'm trying to decide: Was it the lagoon pool or the washer and dryer that I loved the most? It's a toss up! That W/D was a luxury with my grandchildren around. I'm sure that every one of the beach towels went through there several times...

Casa Konomi is a great house! Thanks for everything. Lucio was very helpful. Again, thanks for use of the house - you truly have a special place. I think we all felt that Mahahual was a letdown because we had been staying in your house and enjoyed it so much. We will be back, renting the house for a week to 10 days this winter.

We feel like we have found a hidden Mayan treasure. Our family just returned from a week's stay at Casa Konomi. What an incredible home this is, and unbeleivably, it is only slightly more expensive to rent than a beach condo. We have been using Caribbean Fantasy for many years, and this is now by far our favorite place to stay.
I was worried it might be a problem for my family to not be right on the beach or the lagoon, but the Lisa at CF was right; we enjoyed this location even more than any other for it's convenience to both, yet it is so private. It was such a great recommendation for our family.
Our children loved all the extras like the pool, the hammocks, the TV and the movies. My wife and I enjoyed the many places to rest and relax, the owner's attention to detail(it is unlike any other home we have rented), the gourmet kitchen, and the sounds of the jungle birds/ ocean waves. The surround sound stereo, the outdoor dining area and the spaciousness of this villa allowed us to show off the house to new friends we had met in Celestun (another great place to visit). This home is so well designed and set it, it just makes a great place to hang out.
We enjoyed getting to know Lucio and Elmie, what nice people the owners have working at this home. We are already planning our next Akumal trip and will make sure it is a time we can stay in Casa Konomi. What a treasure this home is...
On our last visit I stayed at Casa Konomi. This is the most incredible home - and such a deal! We can not wait to return to siesta to the sounds of the ocean and the waterfall. It was our own private oasis. The staff was just as incredible.
